August numbers for the Denver Metro are in and we officially find ourselves in new waters.
For the first time in four long years, SCHWINGSTATE's official market meter finally dipped into what I believe is an actual buyer's market, having been entrenched in strong seller or at most a balanced one (IMO) since 2019.
A variety of factors contribute to where we are today and things can (and could) easily sway right back into a strong seller's market — especially at certain price points — at any time.
The tricky part about this particular "buyer's" market?
Those who want — and frankly need — to own a home feel they are too strapped to make the leap ... which may or may not be true, given available resources of which would-be buyers may not be aware.
In a nutshell, right now, the current Denver Metro real estate market is complicated and a little bit gridlocked with different segments acting extremely differently.
Even so — if you know where to look and how to respond — there are golden opportunities available at any price point and navigatable paths forward whether you need (or want) to buy or sell this year.
